How to avoid your property sitting vacant

The lease on your property may be coming up for renewal so here are some tips to make sure it doesn't sit vacant

Presenting the property in its best condition will attract more tenants. This includes clean walls and flooring, clean carpets (professionally cleaned), fresh paint job if required, neat garden etc. Ensuing maintenance is up to date is highly important so fix the leaking taps, ensure the air conditioner/heater is working properly, drains are clear etc.

Professional photography will make your property stand out online and give prospective tenants a better idea of the condition of the property before physically viewing it. It’s important to have as much natural light as possible.

Inspections – having multiple inspections to show prospective tenants through will allow them to view the property at a time that suits them. It’s important to have the property presented in the condition that the tenant would be moving in to.

Competitive pricing – it’s important to keep your property priced correctly and in line with the market. Our property managers are researching the market daily and know what rate is best for each size and style of property.

Rewarding good tenants – if you’ve got a great tenant who pays on time, keeps the property in great condition, reports maintenance etc. then offer them a longer term lease to secure them.
